What to Bring to a Site Survey
A good survey is the foundation of an accurate quote and a clean permit submittal. Here is what helps us most when we visit your location.
Most commercial sign projects start with a professional sign survey: we measure the sign band or wall, photograph the frontage, check the electrical, and confirm what the property and the city will allow. That applies whether you are planning illuminated channel letters over the entrance or a ground sign at the driveway. You do not need everything on this list to get started, but the more of it you have on hand, the faster we can move from a site visit to a firm proposal and a sign permit application.
- Property address and suite number so we can pull the parcel, zoning, and any existing sign records for the site.
- Landlord or property-management contact and the center's sign criteria, if one exists. Most shopping centers publish rules on letter height, illumination, and colors.
- The sign clause from your lease, which often sets the allowable square footage and spells out who has to approve the design.
- Logo vector files (AI, EPS, SVG, or PDF) plus your brand colors as Pantone, CMYK, or hex values. Vector art lets us cut letters cleanly at any size.
- Photos of the storefront or frontage, ideally straight-on and from across the street or parking lot so we can see the whole elevation.
- Approximate dimensions of the sign band, fascia, or wall area where the sign will mount. A tape measure and a phone photo are enough.
- Location of existing electrical: a junction box, conduit stub, or the previous tenant's sign circuit and its breaker.
- Prior permits or drawings, if any survive from an earlier sign at the same address. They can shorten the permit review.
- Timeline or opening date so we can schedule fabrication and installation around it and flag any permit lead time early.

Genius Signs & Lighting Corp holds California C-45 Electrical Sign Contractor License #999802. The C-45 classification is the state license specifically required to fabricate, install, and service electric signs, and it is what allows us to pull sign permits in our own name as the licensed contractor of record rather than asking you to file as an owner-builder or hire a separate electrician.
Our illuminated signs are built as UL Listed assemblies, so the LED modules, power supplies, wiring, and enclosures are documented to the standard that inspectors and property managers expect. Structural work is done by certified welders on our own shop floor, which matters most on monument signs with steel frames and pole-mounted cabinets, where the structure carries real load and has to pass a city inspection. We are bonded and insured, and we can provide a certificate of insurance naming your landlord or general contractor as additional insured on request.
Because we hold the license, we handle the permit process from start to finish: drawings, engineering calculations when the city asks for them, submittal, plan-check corrections, and final inspection. You will not be handed a stack of forms to file yourself.
